Application
Interested buyer (s) will submit an application in the prescribed form duly signed along with Booking Money and other necessary documents. The company has to right to accept or reject any application without assigning any reason whatsoever. Interested buyers willing to pay the total payment in a single or larger installment will receive preference.
Allotment
Allotment will be made on a first-come-first-served basis. Upon acceptance of the application, Booking Money, Down Payment, and other necessary papers, Goodline Real Estate Co. Ltd. will issue an allotment letter in favor of the applicant. This will include the payment mode. The buyer is not entitled to transfer the apartment to a third party till the apartment is handed over to them.
Payment
All payments should be made by A/C payee cheque or Bank Draft or Cash in favor of Goodline Real Estate Co. Ltd. Buyer (s) residing abroad may remit payments by TT or DD. The buyer should strictly adhere to the payment schedule. The timely completion of the project is dependent upon the timely payment by the buyers. The buyer is liable to pay a delay charge of 3% per month on the defaulted amount. If the payment is delayed beyond 2 months, Goodline Real Estate Co. Ltd. has to the right cancel the allotment In case of cancellation of allotment or surrender of apartment, due refund will be made after deducting the necessary service charge and realizing the refund amount from a new buyer.
Goodline Real Estate Co. Ltd. Right
Goodline Real Estate Co. Ltd. reserves all the rights to make changes in both the Architectural & Structural design of the project if necessary. Limited change can be made in specifications for the overall interest of the project.
Utility Connection
Connection fee, security deposit for water, gas, electricity, and incidental costs are not included in the apartment price. Goodline Real Estate Co. Ltd. will make this payment directly to the concerned authorities and the buyer shall reimburse the amount at actual basis to Goodline Real Estate Co. Ltd.
Transfer of Ownership
Proportionate share of indivisible land, as well as apartment, will be registered in
favor of each buyer as per the current rules and regulations of RAJUK Govt. authority.
Transfer Cost
All costs related to transferring of ownership like stamp duty, registration fee, VAT, Govt. tax documentation charges, incidental expenses, etc. will be borne by the buyer at actual basis.
Owner's Association
The buyer must undertake to become a member of the owner’s association, which
will be formed by the owners of the apartments with the view to maintaining the general affairs of the complex for the common interest.
